Here’s a YouTube channel case study to share with everyone: by pivoting to real estate information, the channel’s revenue surged to $14,000 within just two months.

What kind of content does this channel post? It’s about Florida real estate content and the real estate market situation. The channel’s most popular video was posted on August 14th, with over 300,000 views, earning $2,815, and a revenue per mille (RPM) of $9.36.

Over the past 28 days, this channel earned $9,157, with a total RPM of $7.48. Looking at the monthly revenue, the earnings in previous months were negligible, but it rose to $5,900 in August.

Let me explain how channel operators actually do it.
The first step is to choose a niche. Every video on the channel is about the state of Florida. Of course, you don’t necessarily have to follow the exact same trend—you can always switch directions. After all, there are 50 states in the U.S. For example, Hawaii’s real estate market has always been volatile. If you don’t want to focus on the U.S., that’s fine too. Just use your own language and create content about your local area.
After selecting the state, the next step is writing the script. Let’s take Hawaii as an example—though I’m not very familiar with the Florida real estate market either. We can search on Google for “Hawaii real estate market crash,” click on the news section, and a bunch of articles will pop up.


Copy the entire article and paste it into a blank Google Doc. Click on “File” in the top left corner, select “Download,” and save it as a PDF. Then open another Google Doc, find the second and third articles, and repeat the process.

Then open ChatGPT and start a conversation using the prompt examples. Upload the organized PDF file and send it to ChatGPT. If you need the script prompt, it’s quite long, but you can find how to get it at the end of the article.
First, write the video title in the prompt, such as “Hawaii Real Estate Market Crash,” and include the previously downloaded PDF file as the source. Copy the prompt into ChatGPT, then drag and drop the three news article PDF files into the dialog box. Press Enter, and ChatGPT will generate a script for us using real information. We must not spread false market information and need to ensure the content is 100% accurate.

Next, ChatGPT may confirm some details with you and, based on your choices and requirements, ultimately generate a complete video script for you. This script will include voiceover narration, on-screen text, and chart suggestions, among other elements. We can then save it to a new document.

The next step is to create the audio using ElevenLabs, which is undoubtedly the best text-to-speech tool on the market today. After registering an ElevenLabs account, click on “Voice” in the top left corner and select any voice. Then, click the plus sign on the right to add a voice. Next, click “Text-to-Speech” on the far left, and from the dropdown menu on the far right, choose the voice you just selected.

Back to the script—copy three sections at a time and paste them into ElevenLabs (remember to remove unnecessary comments, such as those added by ChatGPT indicating data sources or specific file pages). Click “Generate Speech.” If satisfied, click the download button in the bottom right corner. Repeat this process until both the script and audio are complete. In less than 10 minutes, you’ll have an original script and audio.

The third step is video editing, which involves creating the video visuals. This can be done using tools like CapCut, and it’s not particularly difficult. The main challenge lies in sourcing and verifying materials. Now, with AI, most of the work can be handled simply by dragging and dropping materials. If you find the process too tedious, you can also hire a video editor on websites like Fiverr or Upwork by spending a little money.
Step 4 involves creating the thumbnail. Looking at this channel, the thumbnails have a common style: a 50/50 split between the top and bottom, with a bar at the bottom that says “Exclusive” or “Breaking News,” just like in the example videos.
There are already plenty of tools and tutorials for this, so I won’t go into too much detail here. You can use Canva or an AI image generation tool: search Google for “Hawaii middle-class home,” download an image, then search for “Hawaii governor interview,” download an image, drag them into the tool, resize, and remove any unnecessary parts. Add text, such as “Broke Down.” Of course, don’t forget to apply filters, adjust colors, and so on.
Once the video is made, the remaining tasks are uploading it and optimizing small details like the title, description, and tags. There’s not much else to elaborate on here.
